Under Contract...Now What?
Preparing for Your Inspection
Here are a few items to better help you prepare for your inspection:
1. Your Inspector will have access to the home and complete the inspection. After the inspection is complete, he will email you the report with photos and info regarding the health and safety of your home. This report is typically emailed within one day.
2. Throughout your inspection/report review, you can work three lists for yourself (mental/written):
If you have Inspection Objection and Resolution Deadlines, per our conversation during your Contract review, here are your lists:
A. Questions for the seller that may arise.
B. Things you would like the seller to address prior to your ownership (we always recommend focusing on the ‘bigger’ health & safety items versus the ‘smaller’ non-safety items. We call this the ‘Top 10%-ers’.
C. Things you can fix after closing.

Please note, typically, there are 34 imperfections with every home. Even on brand new homes, we tend to see this or greater numbers so be prepared to see this as your ‘average’.
3. Once you’ve reviewed your report, call/email us with a list of the items you’d like the seller to address. As always, ask any questions!
4. Please note, a Home Inspection is ‘similar’ to a dating relationship. Inspections are the ‘part’ of the relationship where you ‘find out’ about all the imperfections. With homes though, you generally ‘stay in the game’ because there are so many good things about the home that outweigh the imperfections. The imperfections in a home can also be resolved!
