Moving In
Closing Day
If you have come this far, congratulations are almost in order. Before you officially take ownership of your Colorado property, however, there are still a few important details to take care of:
Final Walk-Through Inspection.
Usually more of a formality, the final walk-through typically takes place shortly before closing. You will visit the property to verify that it is in substantially the same condition as when you agreed to purchase it, that any agreed-upon repairs have been completed, and that items included in the purchase remain at the property. This is also an opportunity to confirm that the home is ready for you to take possession according to the terms of your purchase agreement.
Home Services and Utilities.
Before closing, make arrangements to activate the utilities and home services you will need at your new Colorado property. We will provide a list of useful contacts and help you identify the services that may need to be transferred or activated so you can be prepared for move-in.
Be Prepared.
We are ready to assist you should an unforeseen issue arise, even at this final stage. If something at the property needs attention or a minor detail creates an unexpected delay, there is no need to worry. Golesh Team has experience navigating the unexpected challenges that can arise during a real estate transaction and will help communicate with the appropriate parties to keep the process moving as smoothly as possible.
Closing.
The closing agent will coordinate the final documents and financial details required to complete your purchase. You and the seller will sign the appropriate documents, and the closing agent will facilitate the transaction according to the purchase agreement. If you are obtaining financing, you will also sign the documents required by your lender. If you are unable to attend the scheduled closing, alternative arrangements may be possible depending on the circumstances and advance notice provided. If you are bringing funds to the transaction, your closing agent will provide instructions regarding acceptable payment methods, which may include a wire transfer or certified funds. The seller should arrange for all property keys, remotes, access devices, and other important information to be provided to you as required by the purchase agreement.
