The Signing

When your lender is ready to close and fund your mortgage, you will sign the final loan and closing documents. Depending on the Colorado transaction and closing arrangements, signing may take place with a title company, closing agent, escrow officer, or notary. Ask your lender or closing agent if there is anything you need to bring or complete in advance, such as a government-issued photo ID or certified funds if required. Allow yourself enough time to carefully review the documents and confirm that the information is accurate before signing.

If Funds Are Being Wired: Wiring instructions provide the information needed to electronically transfer funds between financial institutions. If possible, arrange for wiring instructions ahead of time and independently verify them with the intended recipient using a trusted phone number. Wire fraud is a serious risk in real estate transactions, so never rely solely on wiring instructions received by email and never send funds without confirming the instructions.

Congratulations!

Once your lender confirms that the loan has been funded and the transaction has closed, congratulations are in order! Be sure to confirm with your lender or closing agent that the funds were transferred correctly and that all closing requirements have been completed. Keep copies of your final loan and closing documents in a secure location for your records. Golesh Team will be here to help guide you through the final steps of your Colorado real estate purchase.
