Close of escrow
Closing Day
If you have come this far, congratulations are almost in order. Before the sale of your Colorado property is officially complete, however, there are still a few important details to take care of:
Final Walk-Through Inspection.
Usually more of a formality, the final walk-through typically takes place shortly before closing. The buyer will visit the property to verify that it is in substantially the same condition as when they agreed to purchase it, that agreed-upon repairs have been completed, and that included fixtures and items remain in place. The buyer will also confirm that the property has been cleared of personal belongings and unnecessary items as required by the purchase agreement.
Cancel Home Services and Utilities.
Once the closing and possession dates are confirmed, you should arrange for the appropriate utilities and home services to be transferred or canceled according to the terms of your Colorado purchase agreement. Golesh Team can help provide a list of useful contacts and remind you of the services that may need to be addressed before or after closing.
Be Prepared.
We are ready to assist you should an unforeseen issue arise, even at this final stage. If something at the property needs attention or a buyer’s financing experiences an unexpected delay, there is no need to panic. Golesh Team will help communicate with the appropriate parties, explain your options, and work to keep the transaction moving as smoothly as possible.
Closing.
The closing agent will coordinate the final documents and financial details required to complete the transaction. You will review and sign the necessary documents, and the closing agent will facilitate the transfer of funds and other closing requirements. If you are unable to attend the scheduled closing, alternative arrangements may be possible depending on the circumstances and the notice provided. If you are receiving proceeds from the sale, your closing agent will explain the available disbursement options. Before closing, the seller should also make arrangements for all property keys, remotes, access devices, and other important information to be delivered to the buyer as required by the purchase agreement.
